I create these graphs each month from manual data I pull from the Northwest Multiple Listing Statistics.
NW Seattle is from the Puget Sound to Interstate 5 and from 145th Street NE to Lake Union. It includes these neighborhoods: Ballard, Green Lake, Wallingford, Phinney Ridge, Sunset Hill, Loyal Heights, North Beach, Broadview, Haller Lake, Bitter Lake, Greenwood.
NE Seattle is from Interstate 5 to Lake Washington and from Lake Union to 145th Street NE. It includes these neighborhoods: Laurelhurst, View Ridge, Sand Point, Windermere, Bryant, Ravenna, Wedgwood, University, Cedar Park, Maple Leaf, Roosevelt, Northgate, Olympic Hills.
Licton Springs is the area North of Green Lake, West of Northgate, South of 105th NE and East of Highway 99.
December 2009:
I'm not seeing a trend in prices but definitely a stabilization. Number of home sales dropped only slightly for the holidays. Number of days on market is as low as 29 days in North Seattle and as high as 71 days in Bothell.
Condo sales have started to stabilize. Number of sales slowed down more than houses during the holiday season. Days on market are as low as 19 days in North Seattle to as high as 91 days in Edmonds.

Year to Year: North Seattle's median home prices dropped 8% from 2008 to 2009 and Shoreline's median price went up by 6%. This is just an indication that prices are still stabilizing.
